The steel on the Clementina side going up. TS 8x8 columns and WF Beams over a two-way reinforced suspended slab over parking. The standard old pickup posing in front.
An existing 25,000 sq.ft. brick building facing Folsom St. got a full seismic upgrade and two new stories on top; we tore down the building in the rear yard facing Clementina alley, and it got a new three story, 15,000 sq.ft. steel building over a concrete pedestal parking garage. Originally designed as condominium units, the project changed directions in midstream hoping to cash in on the dot com boom. The Folsom side is now the Mexican Consulate. The interiors feature sand-blasted timber, exposed steel stairs and rails, bamboo flooring and large expanses of glass.
